How this directory is built.

ManageMatch lists management companies from public records first and lets companies claim and verify their own profiles. This page explains the sources, the geography, the thresholds, and the ordering rules so boards can judge the list on its merits. Last updated 2026-09-05.

Where listings come from

Every company in the catalog carries the source it was drawn from, and the profile names it. The main sources are state licensing registries (the Florida Department of Business and Professional Regulation’s community association manager and firm licences, whose records are marked license-verified and carry the licence number), national industry directories of property managers, company websites, and profiles created or claimed by the companies themselves. A company that claims its profile and completes verification is marked as a verified provider. Every other profile is a public listing: it shows what the sources above publish about the company and nothing the company has not made public, and it does not mean the company has joined ManageMatch.

How a company is placed in a county

Each company is assigned to one county using its office ZIP code and the U.S. Census Bureau’s 2020 ZIP Code Tabulation Area to county relationship file. Where a ZIP code straddles two or more counties, the county containing most of the ZIP’s land area is used. A company whose ZIP cannot be mapped still appears in search results and on its state page count, but not on a county page.

When a county page is published

A county comparison page is published only when at least 3 companies are listed with an office in that county. Counties below that threshold are named on the state page with their counts so nothing is hidden, but they do not get a page of their own until the list is worth comparing.

How listings are ordered

County pages open in “profile strength” order. Companies that list homeowners association or condominium management among their property types come first. Within that group the order follows how much of the public record is filled in and corroborated: a provider that has claimed and verified its profile ranks highest, then state licence-verified records, then records with a website, a substantive description, three or more property types, stated coverage of communities with 100 or more units, and a second independent source confirming the listing. Ties are alphabetical. Boards can switch the same list to licensed-first or A to Z. No company can pay for a higher position, and ManageMatch does not use Google rankings, review counts, or web-traffic estimates in this order today; if those signals are added later, this page will say so and name the source. Two companies affiliated with ManageMatch’s operator (Highland Management and Northland Group) are labelled as affiliated providers on their profiles and receive no ranking preference.

Housing figures

County and state housing snapshots use the U.S. Census Bureau, 2019–2023 American Community Survey 5-year estimates: total housing units, owner-occupancy, the share of units in buildings of five or more units, the share of attached single-family homes, median home value, and median year built. These describe the housing stock that is most often organized as associations. The Census does not count homeowners or condominium associations directly, and ManageMatch does not estimate association counts from these figures.

Statistics

The statistics page publishes the same counts this directory runs on: companies listed per state, the share focused on associations, the number of county pages, and the Census housing figures, each with an as-of date. They may be quoted with attribution.

Corrections and removal

Anyone can request a correction to a public-record listing, and a company can claim its profile or ask for the record to be removed, from the links on every profile page. Requests are reviewed by a person. Contact details for owners and boards are never published, and a company’s direct contact details are never shown on its public profile.
